A reverse mortgage allows eligible homeowners 62 and older to access home equity without making required monthly principal and interest mortgage payments. The most common type is the FHA-insured Home Equity Conversion Mortgage (HECM), but proprietary jumbo reverse mortgages are also available for higher-value homes.
This is not free money. Interest and fees accrue over time, increasing the loan balance and reducing home equity. The loan becomes due when the last borrower no longer lives in the home, sells the property, or fails to meet obligations like property taxes, insurance, and maintenance.
